Senior Associate Attorney

Erin Minelli is a Senior Associate who provides community associations with full service legal support. Ms. Minelli’s practice focuses on research and analysis of the Davis-Stirling Common Interest Development Act, drafting governing documents, contract review and negotiation, consulting on legal compliance and general business matters, and litigation enforcement.

Ms. Minelli’s experience with common interest developments also extends to her personal life, as she is HOA president of a 200+ unit CID in the heart of North Park. As board president, Ms. Minelli has first-hand experience with the issues HOAs face from management, membership and operating standpoints. She is accustomed to working collaboratively with community managers and third-party contractors to proactively address building operational issues, maintenance projects and capital improvements. She has consulted with strategic professionals on robust fiscal budgets to forecast association needs and account for ongoing financial obligations and has helped mitigate membership disputes in various contexts. Through her experience, Ms. Minelli understands how active listening and collaborative approaches to problem solving can help prevent minor situations from escalating into potential legal exposure.

Professional History

Prior to joining Flanagan Law, Ms. Minelli served as corporate counsel for a prominent real estate developer in East County, San Diego, which provided her with a unique understanding of the myriad of issues involved with constructing, selling and managing common interest developments. Ms. Minelli also has extensive litigation experience. She served a limited-term appointment as a Deputy Attorney General for the California Department of Justice and has litigated a variety of complex civil matters in federal, state and administrative court.

In her free time, Ms. Minelli enjoys practicing yoga and exploring North Park with her dog Ringo.
